The Donna Facility Collateral includes the real property and improvements identified as the “Donna (Val Verde) Facility” and the “Donna Facility”.
Legal Description: A 5.00-acre tract of land, more or less, out of Lot 4, VAL VERDE SUBDIVISION, Hidalgo County, Texas, as per map or plat thereof recorded in Volume 2, Page 26, Map Records, Hidalgo County, Texas, said 5.00-acre tract of land more particularly described by metes and bounds as follows: BEGINNING, at the Southwest of said Lot 4, within Val Verde Road (F.M. 1423) and the North line of Union Pacific Railroad right-of-way, for the Southwest corner of this herein described tract of land; THENCE, North 08 degrees 42 minutes 22 seconds East, along the West line of said Lot 4, within said Val Verde Road (F.M. 1423), a distance of 290.65 feet to the Southwest corner of a tract of land described in a Special Warranty Deed With Vendor’s Lien dated April 12, 2023, recorded under Clerk’s File No. 3440780, Official Records, Hidalgo County, Texas (hereinafter referred to as “the Palm Shadows tract”) for the Northwest corner of the herein described tract of land; THENCE, South 81 degrees 17 minutes 38 seconds East, along the common line of the herein described tract of land and the Palm Shadows tract, at a distance of 40.00 feet pass a 1/2-inch iron rod with a plastic cap stamped “CVQ LS” found on the East right-of-way line of said Val Verde Road (F.M. 1423), continuing a total distance of 710.50 feet, to a 1/2-inch iron rod with a plastic cap stamped “CVQ LS” found at the Northwest corner of a tract of land described in a Warranty Deed With Vendor’s Lien dated December 27, 1989, recorded in Volume 2854, Page 687, Official Records, Hidalgo County, Texas (hereinafter referred to as “the Buhrt tract” for the Northeast corner of the herein described tract of land; THENCE, South 08 degrees 42 minutes 22 seconds West, along the common line of the herein described tract of land and the Buhrt tract, a distance of 322.50 feet, to a 1/2-inch iron rod with a plastic cap stamped “CVQ LS” set on the North line of said Union Pacific Railroad right-of-way for the Southeast corner of the herein described tract of land; THENCE, North 78 degrees 43 minutes 37 seconds West, along the North line of said Union Pacific Railroad right-of-way, at a distance of 671.17 feet pass a 1/2-inch iron rod with a plastic cap stamped “CVQ LS” found at the East right-of-way line of said Val Verde Road (F.M. 1423), continuing a total distance of 711.21 feet to the POINT OF BEGINNING, containing 5.00 acres of land, more or less.
